The Chennai City Improvement Trust was revamped as the Tamil Nadu Housing Board (TNHB) in 1961 to provide affordable housing solutions to the masses. The aim of TNHB housing scheme was to cope with the rising demand in the housing sector due to urban growth all over Tamil Nadu. Operating under the Housing & Urban Development Department, the Tamil Nadu Housing Board offers housing schemes targeting different income groups. These schemes cater to the Economically Weaker Section (EWS), Lower Income Group (LIG), Middle Income Group (MIG), and Higher Income Group (HIG). 

Tamil Nadu Housing Board (TNHB) Sub-Schemes

The Tamil Nadu Housing Board has several sub-schemes for different parts of the state. You can opt for schemes that suit you best depending on your home buying requirements.

  • Besant Nagar Division

    TNHB offers flats in various parts of Sholinganallur and Indra Nagar by drawing lots. To apply, you first need to make payment of the 5% of the unit cost as a fee. The amount depends on the income group you fall under.Individuals who qualify for the flat are picked at random, and if you aren’t selected, the entire application fee gets refunded. As a selected beneficiary, you are required to pay another 5% towards the provisional allotment order and the remaining 90% is to be paid within 30 days.

  • Thanjavur Housing Division

    The Thanjavur Housing division of the TNHB scheme offers its own set of schemes such as the Tamil University Campus Self Finance Scheme, Pattukottai Self Finance Scheme, Thanjavur Scheme and Tamil University Campus NH Scheme. All of the above-mentioned schemes have their own specifications but are divided into different segments under the TNHB scheme.

  • Trichy Housing Division

    The Trichy Housing Division caters to various needs of Tamil Nadu residents in areas such as Pudukottai, Navalpattu, Valavanthankottai and more. With this scheme, you get land to open up shops, commercial units and other service enterprises within the state. These plots are allotted via an open auction, you can start educational centres such as playschools on such plots. To apply for the scheme, you need to pay 15% of the total price to secure your plot.

  • TNHB J.J. Nagar Division Scheme

    The J.J Nagar Housing Division allocates properties located in Nolambur Phase-1, Ambattur (DUNLOP), Ambattur Ph-I & II, Mogappair Eri to its members. Note that once a beneficiary receives the allotment letter, the individual will have to pay the total project cost within 30 days of receiving it.

  • TNHB Hosur Housing Unit Scheme

    Under the TNHB Hosur Housing Unit Scheme, people belonging to the Economically Weaker Sections (EWS), Lower Income Groups (LIG), Middle Income Groups (MIG) and the High Income Groups (HIG) can purchase unsold flats situated in the Hosur area. Note that these houses are given to residents on a first come first serve basis and also must be purchased outright.

  • TNHB Coimbatore Housing Unit Scheme

    This scheme is only open to people belonging to the High Income Groups (HIG) and the Middle Income Group (MIG) categories. Members of this group can apply for the construction of houses and must adhere to the self-finance mode of payment.

     

Eligibility Criteria of Tamil Nadu Government Housing Schemes

To qualify for any of the schemes under the Tamil Nadu Housing Board, you must meet the following eligibility criteria:

  • You should be a native of Tamil Nadu.

  • You should be at least 21 years old.

  • You should not own plots or property under any other housing scheme. 

  • You should be a salaried employee qualifying under any one of the income categories.

Allotment Process of the Tamil Nadu Housing Board

An allotment committee, composed of members from the state revenue authority, TNHB, and others, oversee and conduct the entire process. For residential units, the allotment committee conducts a lottery draw for each reserved category. The commercial units are allotted through a sealed tender-cum-open auction process.
