The Integrated Land Records Management System (ILRMS) is an online portal which ensures the smooth management of Assam’s land records. It has made the details easily accessible to the general public.
ILRMS, also known as the Dharitree/Dharitri portal, enables the updation of land record details such as mutation, partition, and land revenue collection. Through this portal, the state government further ensures smooth interconnectivity with the Revenue Circle, Sub-registrar, Deputy Commissioners' offices and the Directorate of Land Records. Any change concerning the Records of Rights (RoR) is generally reflected on the portal.

You can check your land record details online by visiting the official ILRMS portal. Follow these simple steps to check your details online:
Visit the official ILRMS website - https://ilrms.assam.gov.in/dhar
Enter the district, circle, and village/town details
Select from the ‘Search by Dag Number’, ‘Search By Patta Number’, or ‘Search By Pattidar Name’ options as per your preference
Provide the details as requested using the keyword provided on the screen
Enter the captcha code and click on ‘See Jamabandi’
Your details will be displayed on the screen
Usually, to check your land record details, you can use any of the following information:
Patta Number - This is a reference number provided to a piece of land in a rural area, as per the land survey document
Dag Number - It is similar to a Patta number. The Dag number is given to a plot of land in the urban areas.
Pattadar Name - Pattadar, refers to the owner of the land. Thus, using the name of the landowner you can access the required land record details.
You can also check your land record details offline by getting a copy from the nearest circle office and submitting an application.

You can check your land records on the ILRMS portal using either your property’s dag number, Patta number, or Pattadar’s name.
If the land record details are not available on the Dharitri portal and with the officials of the concerned circle office, visit the concerned tehsildar’s office.
If you want to apply for a mutation certificate, you might be required to furnish the following documents:
The most recent receipt of property tax payment
Information pertaining to Garbage Solid Waste from the NGO involved
A thorough set of documents of the parties involved in the mutation process
Write a letter to Commissioner GMC to get a duplicate mutation certificate. While doing so, ensure that you mention all important details accurately. You may be required to pay a nominal fee when applying for the duplicate certificate.
In Assam, to check the mutation status of a property, submit a written request to the Commissioner of Guwahati Municipal Corporation (GMC) with a fee of ₹100. If the required conditions are fulfilled, you will be issued a mutation certificate.
Contact the circle officer of your respective zone to check the status of your property mutation. Ensure that you bring all necessary documents with you.
You may have to pay a fee of ₹50 to ₹200 for accessing certain services on the ILRMS portal. However, the charges may vary depending on the rates set by the Government of Assam.
