While buying the property, you must check its encumbrance certificate (EC). It is a document which confirms whether a specific property is free from legal and economic liabilities. This helps ensure that the property is not under any dispute. You can check the EC through the IGRS Andhra Pradesh portal by following these simple steps:
Click on the ‘EC Search’ tab on IGRS Andhra Pradesh's official website
Click on either ‘EC For Information Only’ or ‘Signed EC’, as per your preference
Fill in the requested details and click on ‘Submit’
In case you do not have the required details, you can also search for the document by its name on the IGRS AP portal. Follow the steps mentioned below to search for a document by name:
Click on ‘Search by Name’ under the ‘Find’ menu on the home page
Submit the ‘Agreement of Access’ to proceed
Enter the required details, such as Case Number, FIR Number, etc.

To calculate the stamp duty fee in AP, you must simply choose the nature of the document from the dropdown menu. The document could be any of the following:
Sale
Mortgage
Gift deed
Release
Partition deed
Exchange

Select the ‘Minor code,’ which refers to the exact nature of the transaction. For instance, if you choose ‘Partition’, the minor code in such a scenario will have options like ‘Partition among family members’ and ‘Partition’.
Proceed by adding variables like the land cost, the structure cost, and the IGRS AP EC market value. Then, click on 'Calculate.'

Now, select the district, Mandal, and Survey Number on the next page and click on ‘Submit’
