Invest in real estate safely by leveraging the regulatory framework of RERA Jharkhand
The Government of Jharkhand established the Real Estate Regulatory Authority (RERA) Jharkhand in May 2017. It was set up following the implementation of the Real Estate (Regulation and Development) Act of 2016.
RERA Jharkhand ensures transparency in all the real estate transactions carried out in the state. This regulatory authority strives to protect consumer interests while facilitating the promotion and growth of an efficient real estate sector.
The authority has also established a fast grievance redressal system to resolve disputes pertaining to registered projects in the state.
Promoters and agents need to get their projects registered under this regulatory authority. In case they fail to register the projects, they may have to face penalties.
Here are the steps to register a real estate project under RERA Jharkhand:
Visit the official portal of RERA Jharkhand at https://jharera.jharkhand.gov.in/
Hover on the ‘Registration’ option on the home page
Select ‘Project’ from the drop-down menu
Read the user manual, the checklist for real estate projects, and the list of documents to upload for project registration
Select the ‘I declare that I have gone through the user manual before starting with the registration process’ box
Click on the ‘Project Registration’ button
Submit the details required, such as the project type, the gross plot area involved in the project in square metres, etc.
Select the ‘Click for Online Payment’ option
Enter essential details like the amount, promoter’s name, project’s name, your email ID and phone number, and the product information
Click on ‘Submit’ and make your payment
Navigate to the previous page after completing the payment and click on ‘Project Registration’
Do a prerequisite check by entering the escrow account number, account holder’s name, bank and branch name, IFSC code, and branch address
Select the applicant type from the drop-down menu and enter the required details
Follow the next instructions and enter or submit the details as required to complete the registration process
The promoters and agents need to submit some documents to register a real estate project on the RERA Jharkhand portal. Here is a list of the required paperwork:
Firm/Company Registration Certificate: A registration certificate issued by the Zila Parshad, relevant Urban Local Body (ULB), or Regional Development Authority, as applicable
Ownership Documentation: Includes Mutation Document, Sale Deed, and Up-to-date Rent Receipt, or alternatively Khatiyan and Up-to-date Rent Receipt, depending on applicability
Development Agreement: Agreement between the landowner and the builder or the developer
Permission Letter: Letter of permission or permit issued by the relevant ULB, depending on applicability
Allotment Letter Template: Template issued by the builder or the developer to the customer
Agreement for Sale Template: Customised template for the Agreement for Sale between the developer or the builder and the customer, as Annexure 'G' of the Jharkhand RERA Rules 2017
Conveyance Template: Template for the Conveyance Deed to be executed between the developer or the builder and the customer
Form B: Affidavit cum declaration by the applicant, which is generated by the system after submission of the application
Architect's Name: Name of the architect mentioned on the map or drawing
