Stamp duty and registration fees imposed by the department vary based on factors such as the area and type of property. Some key factors affecting these charges in Telangana include:
The registration charges and stamp duty fees differ depending on the property type, such as residential houses, villas, flats, or commercial land
The stamp duty and registration fees vary depending on the property's location. For example, whether the land is situated near a municipality or in a more rural area
The circle rate, or reckoner rate, refers to the minimum price set by the government for property transactions in a particular area. Local authorities determine these rates, which can vary based on factors such as property size and proximity to amenities
Stamp duty and registration fees are paid to the government to transfer the property to the buyer’s name. The stamp duty, imposed by the Registration and Stamps Department of Telangana, is a percentage of the property’s market value. Therefore, higher stamp duty increases the property’s market cost.
Additionally, registration fees are a fixed amount added to the property sale price and stamp duty charges. This increases the overall property cost, and failure to pay these charges within the specified time can result in penalties and legal issues.
The stamp duty in Telangana is calculated by assessing the property's usage, the owner's demographic details, and the market value. The calculation is based on:
