While buying the property, you must check its encumbrance certificate (EC). It is a document which confirms whether a specific property is free from legal and economic liabilities. This helps ensure that the property is not under any dispute. You can check the EC through the IGRS Andhra Pradesh portal by following these simple steps:
Click on the ‘EC Search’ tab on IGRS Andhra Pradesh's official website https://registration.ap.gov.in/igrs
Click on either ‘EC For Information Only’ or ‘Signed EC’, as per your preference
Fill in the requested details and click on ‘Submit’
Here are the steps:
Step 01:Click on the ‘Certified Copy (CC)’ tab under ‘Other Links’ section
Step 02: Login through your email ID/mobile number/Aadhaar number/TIDCO (Andhra Pradesh Township and Infrastructure Development Corporation)
Step 03: Now, click on ‘Certified Copy’
Step 04: Post this, select district, SRO, link document number, registration year from the respective dropdowns. Then, click on ‘Get Details’.
Step 05: On the next screen, you will find the required details. Click on ‘Request CC’ to get the certified copy.
In case you do not have the required details, you can also search for the document by its name on the IGRS AP portal. Follow the steps mentioned below to search for a document by name:
Click on ‘Search by Name’ under the ‘Find’ menu on the home page
Submit the ‘Agreement of Access’ to proceed
Enter the required details, such as Case Number, FIR Number, etc.
Enter the captcha and click on the ‘Submit’ option

Below are the steps you must follow to calculate the stamp duty fee on the IGRS AP online portal:
To calculate the stamp duty fee in AP, you must simply choose the nature of the document from the dropdown menu. The document could be any of the following:
Sale
Mortgage
Gift deed
Release
Partition deed
Exchange
Power of attorney
Select the ‘Minor code,’ which refers to the exact nature of the transaction. For instance, if you choose ‘Partition’, the minor code in such a scenario will have options like ‘Partition among family members’ and ‘Partition’.
Proceed by adding variables like the land cost, the structure cost, and the IGRS AP EC market value. Then, click on 'Calculate.'
This will help you see the applicable calculation of stamp duty and other relevant fees. You can also pay the stamp duty and registration charges via the IGRS AP portal.
You can find the nearest Sub Registrar Office (SRO) from the IGRS AP website by following the steps below:
Click on ‘FIND SRO’ on the homepage
Alternatively, select the ‘Ease of Doing Business’ tab under ‘Services’ on the homepage
Click on the ‘Know your SRO’ option
Select the district, mandal and village from the respective dropdowns
Click on ‘Get Data’
