The Greater Hyderabad Municipal Corporation (GHMC) collects property tax from property owners in all of Hyderabad. Similarly, other municipal corporations collect tax from the respective cities.
This revenue is necessary to offer public services in the state. Each property is assigned a property tax identification number (PTIN) for tax assessment purposes. The old no. will have four digits, while the new PTIN is a 10-digit number. You must use this number to pay the property tax for your property.
Telangana has the innovative Early Bird Scheme to encourage property owners to pay taxes on time. You can get a 5% rebate on property tax for paying it in April. GHMC has collected ₹2000 crore in property tax for the first time in the financial year 2024-25.
Here is how you must calculate the property tax in Telangana for residential properties:
Note the Plinth Area (PA). This refers to the total covered space of the house, including storerooms, balconies, and garages.
If you live in the property, find the latest rent-per-square-foot for similar homes in your area. If rented out, use the rent-per-square-foot mentioned in the rental agreement. This will be your Monthly Rental Value (MRV) per square foot.
Use the formula below to calculate Telangana property tax:
Annual Property Tax for Residential Property = PA × MRV (per sq. ft.) × 12 × (0.17 to 0.30) based on the table – 10% depreciation + 8% library cess.

For commercial properties, the property tax in Telangana is calculated as follows:

Note:
The highest monthly rent per square foot for commercial properties such as ATMs and cellular towers/hoardings is capped at ₹70 and ₹50, respectively.
The lowest monthly rent per square foot for commercial properties such as educational institutions and hospitals is ₹8 and ₹9.50, respectively.
You can make property tax payments online in Telangana with the following steps:
Visit the GHMC official website and log in.
Click on the 'Property Tax' option under the Online Payments section.
To check 'Know Property Tax Dues', enter the PTIN.
Your details, including arrears, interest on arrears, property tax amount, and adjustments, will be displayed. Verify them.
Choose your preferred online payment method—credit card, debit card, or net banking—to pay your GHMC property tax dues.
Enter the PTIN to download the GHMC property tax receipt.
Note: This portal does not generate receipts for taxes paid offline.

Visit the eMunicipal Telangana website
On the homepage, navigate to ‘Property Tax’
A new page will open; look for "Check Your Payment Status"
Choose Payment Type as "Property Tax" and enter your Application Number.
Click on "Get Details" to view your payment status.
The following properties are exempted from property tax:
Places of public worship used solely for that purpose
Choultries (rest houses) where no rent is charged or used only for charitable purposes
Shelters for the needy, libraries, and playgrounds open to the public
Ancient monuments under preservation, provided they are not used as residential quarters or offices
Hospitals and dispensaries maintained by the Government or Railways
Educational institutions and hostels run by the Government
Burial and cremation grounds
Buildings and land owned by the Municipality
Irrigation works under Government control
Buildings owned by ex-servicemen or serving personnel, subject to conditions like ownership under self or spouse, full occupancy by family members, and exemption request submission to authorities
Additionally, the municipality maintains a separate register listing exempted properties.
The Greater Hyderabad Municipal Corporation (GHMC) has introduced a One Time Scheme (OTS) offering a 90% waiver on interest for accumulated property tax arrears. To benefit from this concession, taxpayers must pay the entire principal amount along with the remaining 10% of the interest in a single payment by March 31, 2025.
Further, property owners can also make use of the Early Bird Rebate for 2025. They can get a 5% rebate on Telangana property tax payments completed before April 30, 2025.
